What type of projects can I invest in?

Most of the time, we work with investors on our spec built projects. Our specs are our bread and butter. We will usually buy a house in the Nashville area, tear it down, and build two new construction houses in its place. We also usually build DADUs (detached accessory dwelling unit) on these properties, which can provide up to $100k/year in additional income to the buyer through short term renting. We believe building these types of products give us a huge edge in the market.

How long does it take to get my return?

We can usually finish these projects within one year. Other projects like land entitlement or a rezone & flip will take anywhere from one months to one year.

How is my investment secured?

We secure your investment with the deal itself. All of our projects have built in equity, as well as the value we constantly add by the continuing development of the property.

Do you charge any hidden fees?

Nothing we do is hidden from you as an investor. We charge a development fee that helps cover the float costs incurred through the bank, and we charge a construction fee. As an owner of the project, you get access to our project management software with weakly updates and our schedules, budgets, etc…
